What Affects the Accuracy of a Construction Estimate?
The biggest driver of accuracy is the completeness of the design. A conceptual estimate from a sketch can only be accurate to a wide range, while a bid estimate from complete construction documents is typically within about −10% to +15% of final cost, following AACE International estimate classes. Other factors include market volatility in materials such as steel, copper and lumber; subcontractor availability; site unknowns such as rock or poor soils; and the schedule. We state the expected accuracy range on every estimate so you know how much contingency to carry.
