What is a material takeoff?

A material takeoff (MTO) is a list of every material needed to build a project, with quantities, sizes, types and specifications — for example 2×6 studs by length, sheets of 5/8″ Type X drywall, bags of mortar or feet of #4 rebar. It goes further than a general quantity takeoff by converting measured areas and lengths into orderable units, with waste factors applied.

Material takeoffs are only useful if they translate into real-world orders. Framing lumber is listed by size and length to minimize cutting waste; drywall is counted by sheet size and orientation; roofing is converted into squares plus starter, ridge, underlayment and flashing; concrete includes over-pour allowance; and rebar is listed by bar size with laps. Waste factors differ by material and by crew — typically higher for tile and complex rooflines, lower for simple rectangular slabs. We apply standard factors or your own, and we list them clearly so your purchasing team and supplier can adjust. The result is fewer emergency deliveries, less leftover material and faster supplier quotes.
