Construction Cost Estimating Services in Georgia

Accurate, line-item construction cost estimates for contractors, developers, owners, architects and lenders across Georgia. We measure every quantity, price it with current Georgia labor, material and equipment rates, and deliver a CSI MasterFormat estimate in Excel and PDF — typically within 24–72 hours for residential work and 3–7 business days for large commercial projects.

What is a construction cost estimating service?

A construction cost estimating service is a professional team that forecasts the total cost of a building project before it is built. Estimators perform a quantity takeoff from the drawings, apply unit costs for labor, materials and equipment, then add general conditions, overhead, profit, contingency and taxes. The result is a detailed, organized estimate that contractors use to bid, owners use to budget, and lenders use to approve financing. In Georgia, a good estimate also accounts for local labor markets, soil and site conditions, coastal wind requirements and county permit fees.

Overview

Complete Cost Estimates for Every Stage of a Georgia Project

Whether you are bidding a public school in Gwinnett County, budgeting a mid-rise in Midtown Atlanta or financing a warehouse near the Port of Savannah, the estimate is the document every other decision depends on. Our construction cost estimating services give you a complete, defensible number — built line by line, not guessed from a square-foot average.

We support every design stage. At concept, our Preliminary & Conceptual Estimating service tests feasibility. At design development, we prepare Class 3 budgets for owners and lenders. At construction documents, our Bid Estimating Services produce bid-ready numbers for general contractors and subcontractors. During construction, we price changes with Change Order Estimating.

Every estimate starts with a precise takeoff (see Quantity Takeoff Services) and is priced with Georgia-adjusted unit rates. We then document inclusions, exclusions, allowances and assumptions in plain language so anyone reviewing the number can understand it.

How Is a Construction Cost Estimate Prepared?

Our estimators follow the same seven-step method on every project:

  1. Document review — drawings, specifications, addenda, geotechnical report and bid instructions are checked for completeness.
  2. Quantity takeoff — every element is measured digitally in Bluebeam Revu, PlanSwift or On-Screen Takeoff.
  3. Unit pricing — material prices from current supplier quotes and cost databases; labor from Georgia wage data and crew productivity.
  4. Location adjustment — rates adjusted for the project county (metro Atlanta vs. coastal vs. rural Georgia).
  5. Indirect costs — general conditions, supervision, equipment, temporary facilities, permits, bonds and insurance.
  6. Markups & risk — overhead, profit, contingency and escalation matched to design stage and market.
  7. QA review — a senior estimator checks quantities, rates, math and scope gaps before delivery.

What Affects the Accuracy of a Construction Estimate?

The biggest driver of accuracy is the completeness of the design. A conceptual estimate from a sketch can only be accurate to a wide range, while a bid estimate from complete construction documents is typically within about −10% to +15% of final cost, following AACE International estimate classes. Other factors include market volatility in materials such as steel, copper and lumber; subcontractor availability; site unknowns such as rock or poor soils; and the schedule. We state the expected accuracy range on every estimate so you know how much contingency to carry.

Georgia Insight

Georgia Factors We Build Into Every Estimate

A national average cost per square foot can be badly wrong in Georgia. These local factors change the number.

Metro Atlanta labor premium

Data center, film-studio and industrial megaprojects compete for trades, raising metro labor rates.

Coastal wind zones

Chatham, Glynn and Camden counties need higher wind-rated roofs, windows and connections.

Rock & red clay

Piedmont clay and granite in North Georgia can add over-excavation, rock removal and retaining walls.

Georgia codes

Georgia State Minimum Standard Codes with state amendments, plus local ordinances.

Impact fees & permits

Fees vary widely between counties such as Fulton, Forsyth, Cherokee and Chatham.

Weather & schedule

Summer heat, heavy rain and hurricane season affect concrete, earthwork and dry-in.
