Hard Costs vs. Soft Costs

Hard costs are the physical construction — sitework, structure, envelope, MEP and finishes — and are what this guide covers. Soft costs include design fees, permits and impact fees, financing, insurance, legal, testing and developer overhead. On many Georgia commercial and multifamily projects, soft costs add roughly 20–30% on top of hard costs, but this varies widely by project and owner. Land and FF&E (furniture, fixtures and equipment) are separate again.

Cost per Square Foot vs. Cost per Unit

Cost per square foot is the most common benchmark, but it can mislead. Smaller homes and units often cost more per square foot because kitchens, baths and MEP are concentrated in less area.
