Residential Estimating Services in Georgia
Detailed residential construction estimates for custom builders, remodelers, investors, developers and homeowners across Georgia — from single-family homes in Forsyth and Cherokee counties to luxury builds in Buckhead, townhomes in Gwinnett and coastal homes near Savannah. Get an accurate number before you sign a contract, apply for a construction loan or compare builder bids.
What does a residential construction estimate include?
A residential construction estimate breaks a home project into every cost: site preparation, foundation, framing, roofing, windows and doors, plumbing, HVAC, electrical, insulation, drywall, flooring, cabinets, finishes, fees and builder overhead and profit. Each line shows quantity, unit cost and total. In Georgia, a residential estimate should also reflect local lot conditions (slope, clay, rock), county permit and impact fees, and — on the coast — higher wind-rated construction.
Overview
Know What Your Georgia Home Project Should Cost
Georgia remains one of the most active homebuilding markets in the U.S., especially in the northern and eastern Atlanta suburbs. That demand keeps builders busy — and makes accurate pricing essential. Our residential estimating services give you a complete, room-by-room and trade-by-trade estimate so there are no surprises after the contract is signed.
We estimate new custom and spec homes, additions, basement finishes, ADUs, kitchen and bath remodels, whole-house renovations, townhomes and small multifamily buildings. For builders, we produce bid-ready estimates and material lists. For homeowners, we provide an independent estimate to check builder proposals or support a bank construction loan.

How Much Does It Cost to Build a House in Georgia?
Most new homes in Georgia fall roughly between $140 and $220 per square foot for production and spec construction, while custom and luxury homes in the Atlanta metro commonly range from $250 to $500+ per square foot. Lot costs, site work, finish level, foundation type (slab, crawlspace or basement) and location all move the number significantly. A basement home on a sloped North Georgia lot can cost far more than the same plan on a flat South Georgia lot.
For project-specific numbers, see Custom Home & Residential Construction Estimating or the Georgia Construction Cost Guide.
Georgia Insight
What Makes Georgia Residential Construction Different
Basements & slopes
Walk-out basements on North Georgia lots add excavation, walls and waterproofing.
Termite & moisture
Treated framing, termite barriers and crawlspace moisture control are standard needs.
Coastal requirements
Homes near Savannah and the Golden Isles need higher wind ratings and may need elevation.
HVAC sizing
Hot, humid summers make HVAC and dehumidification a major cost line.
County impact fees
Fees differ widely between metro counties — we include local allowances.
Builder demand
High demand in growth counties affects trade availability and pricing.
