How Lenders Review a Construction Budget
Lenders look for completeness (all hard costs and allowances), reasonable unit pricing, adequate contingency and a realistic schedule. An independent estimate helps confirm the loan amount is sufficient to finish the project.
Bid Leveling: Comparing Contractor Bids Fairly
The lowest bid is not always the best value. Contractor bids often differ in what they include — allowances, exclusions, general conditions, contingency, alternates and qualifications. Bid leveling puts every bid on the same basis so you can see true price differences. We build a comparison matrix by CSI division, flag missing or excluded scope, normalize allowances, and compare each bid against our own independent estimate. The result is a clear recommendation and a list of questions for bidders to clarify before award.
