How is a roofing estimate calculated?

A roofing estimate measures roof area in squares (100 square feet), adjusting for pitch, then adds waste for hips, valleys and cuts. It includes underlayment, ice/water or secondary water barriers, starter, ridge and hip caps, drip edge, flashing, vents, fasteners, tear-off and disposal (for re-roofs), insulation and cover board (for low-slope roofs), and labor.
