Our Construction Estimating Process — Step by Step

A documented, repeatable process is what makes an estimate reliable. Here is exactly how Georgia Cost Estimating turns your drawings into a bid-ready number.

How does Georgia Cost Estimating prepare an estimate?

We follow seven steps: (1) document review, (2) scope confirmation and fixed quote, (3) digital quantity takeoff, (4) Georgia-adjusted unit pricing, (5) indirect costs and markups, (6) senior QA review and (7) delivery with free clarifications. Every estimate is organized by CSI MasterFormat and labeled with its expected accuracy class.

Step 1 — Document Review

We check drawings, specifications, addenda, the geotechnical report and bid instructions for completeness. Missing sheets, conflicting details and unclear scope are flagged immediately so they can be resolved before pricing begins.

Step 2 — Scope Confirmation & Fixed Quote

We confirm what you need — full estimate, takeoff only, or specific trades — along with format and deadline, then send a fixed-fee quote and delivery date, usually within one business day. No work starts until you approve. See Estimating Pricing & Turnaround.

Step 3 — Digital Quantity Takeoff

Estimators measure every element in professional takeoff software, color-coding each item on the drawings so quantities are traceable. See Estimating Software We Use and Quantity Takeoff Services.

Step 4 — Georgia-Adjusted Pricing

Quantities are priced with current material quotes, Georgia labor rates and crew productivity, adjusted for the project location. Our data sources are explained in Cost Data & Accuracy Methodology.

Step 5 — Indirects & Markups

We add general conditions, supervision, equipment, temporary facilities, permits, bonds, insurance, overhead, profit, contingency and escalation appropriate to the design stage.

Step 6 — Senior QA Review

A second, senior estimator checks quantities, unit rates, math, scope gaps and outliers against benchmarks before anything is delivered.

Step 7 — Delivery & Clarifications
