MEP Estimating Services in Georgia
Coordinated mechanical, electrical, plumbing and fire protection estimates for Georgia general contractors, MEP subcontractors, developers and owners. Equipment, ductwork, piping, conduit, wire, fixtures and devices — taken off from your MEP drawings and priced with current Georgia labor and material rates, in one consistent estimate.
What are MEP estimating services?
MEP estimating services forecast the cost of a building’s mechanical (HVAC), electrical and plumbing systems — and usually fire protection — before construction. Estimators take off equipment, ductwork, piping, conduit, wire, fixtures and devices from the MEP drawings, price material and labor with productivity-based labor units, and add controls, testing, start-up, permits and markups. On most commercial, healthcare, industrial and data center projects, MEP systems are one of the largest shares of total construction cost, so accurate MEP pricing has a big effect on the overall budget.
Overview
One Coordinated Estimate for Every Building System
MEP scope is where many bids go wrong: equipment schedules that don’t match plans, missing equipment connections between trades, overlooked controls, and labor that doesn’t reflect ceiling heights or phasing. Our MEP estimating services price all systems together so nothing falls between the mechanical, electrical and plumbing packages.
We estimate from MEP drawings and schedules — or, for design-build work, from architectural plans with clearly stated design assumptions. Each system is broken out separately, so MEP subcontractors can use their own section and general contractors can level sub bids line by line.

Why MEP Estimates Need Coordination
Mechanical, electrical and plumbing scopes touch each other constantly: every HVAC unit needs power, every water heater needs gas or electrical service, kitchen equipment needs plumbing, power and exhaust, and fire alarm ties into sprinklers and HVAC shutdown. When each trade is priced separately, these connections are easy to miss or double-count. A coordinated MEP estimate checks equipment schedules across all three disciplines, assigns every connection to one trade, and keeps a single list of assumptions — which makes bid leveling and buyout much cleaner.
How Much Do MEP Systems Cost in Georgia?
MEP share of cost varies by building type. As a general guide, MEP systems are a modest share of cost in warehouses, a large share in offices and multifamily, and the dominant share in hospitals, laboratories and data centers. The indicative ranges below are for early budgeting; a project-specific MEP estimate replaces them with real quantities. See also the Georgia Construction Cost Guide.
Georgia Insight
Georgia MEP Cost Drivers
Cooling loads
Long, hot and humid summers drive larger HVAC capacity and dehumidification.
Data center demand
Metro Atlanta data centers compete for electricians, pipefitters and gear.
Equipment lead times
Switchgear, transformers, generators and some HVAC equipment have long lead times.
State licensing
Georgia licenses electrical, plumbing and conditioned-air contractors.
Copper & steel prices
Wire, pipe and duct costs move with commodity markets.
Utility coordination
Georgia Power and EMC service requirements affect electrical scope.
Cost Data
Indicative MEP Costs in Georgia (2026)
| Building type | Indicative MEP cost / SF | Notes |
|---|---|---|
| Warehouse / distribution | $15 – $35 | Lighting, ESFR, limited HVAC |
| Multifamily | $35 – $65 | Unit HVAC, plumbing stacks, power |
| Office / retail | $45 – $95 | RTUs or VRF, lighting controls |
| Medical office | $90 – $170 | Specialized HVAC, med gas, emergency power |
| Hospital / lab | $200+ | Highest MEP intensity |
Indicative ranges for early budgeting only; MEP = mechanical, electrical, plumbing and fire protection combined.

What does MEP stand for?
MEP stands for mechanical, electrical and plumbing. In estimating it usually also includes fire protection.
Can you estimate MEP without engineered drawings?
Yes, for design-build projects we estimate from architectural plans with stated design assumptions.
Do you use labor units?
Yes. We apply industry labor units or your company’s own productivity rates.
Do you include controls and test & balance?
Yes, as line items or allowances depending on the documents.
How long does an MEP estimate take?
Typically 3–7 business days for commercial projects, depending on size.
Can you help with MEP value engineering?
Yes. See Value Engineering Services for system alternatives and savings.
